2. Submit the form for a builder match

3. Free in-home design consult
The matched builder visits, takes detailed measurements, walks through layout options, and discusses material and finish choices. Allow 60 to 90 minutes for the consult. The matched builder leaves with enough detail to quote within 5 to 10 working days. Read the cabinets and benchtops guide before the consult to come prepared.

4. Review the fixed-price quote and contract
Quotes from builders in our network come on a HIA or Master Builders fixed-price home building contract where NSW requires one, which is generally for residential building work over $5,000 including GST. Read the contract carefully - it should include the scope, contract price, payment milestones, variations process, warranty period, and start and end dates. If the project value triggers NSW home building compensation cover, the builder arranges and pays for that premium.

5. Cabinet fabrication and on-site work
4 to 6 weeks of cabinetry and stone fabrication off-site. Then 2 to 4 weeks of demolition, install, plumbing, electrical, and finishing. Read the timeline guide for the day-by-day breakdown. Most clients live in the home through this phase with a temporary kitchen station set up.

6. Final walk-through and snag list
Final inspection together with the matched builder. Note any snags (chips, alignment, finish issues). The builder rectifies snags within 5-10 working days. You receive plumbing and electrical certificates of compliance, the NSW home building compensation cover paperwork, and the final invoice on completion.

Each stage carries a clear handover document so you know what you should have at the end of it.
Regulatory anchors built into this checklist:
- Home building contract threshold ($5,000). Residential kitchen work in New South Wales over $5,000 including labour and materials should be documented on a written home building contract under the Home Building Act 1989. The contractor licence requirement is a separate obligation from the contract threshold. Verify the live thresholds at service.nsw.gov.au.
- NSW home building compensation cover. Generally compulsory on residential building work over $20,000 in New South Wales. The contractor, not the homeowner, arranges and pays the premium. Cover details are available on service.nsw.gov.au and the SIRA scheme pages.
- Engineered-stone ban (1 July 2024). All current benchtop selections in our network comply with the national Safe Work Australia ban on engineered stone with 1% or more crystalline silica.
