How this is calculated

The formula. Base cost is calculated as size_lm x base_rate_per_lm x scope_multiplier x benchtop_multiplier. The scope multiplier sets the cabinetry, doors, hardware and finish tier; the benchtop multiplier replaces the default benchtop allowance with your chosen tier. Add-ons such as layout changes, butler's pantries and heritage-home complexity sit on top. A 10% Sydney premium is applied to reflect metro labour, access and logistics costs.

Where the numbers come from.

  • Base rates. $4,000 / linear metre (budget refresh), $7,500 / linear metre (mid-range full reno), $12,500 / linear metre (premium). Source: HIA Kitchens and Bathrooms annual survey, cross-referenced against published 2026 Sydney industry guides (Perfect Kitchens, Co-Architecture, NexgenSQ).
  • Benchtop multipliers. Laminate 0.85x, engineered/porcelain 1.0x (default), natural stone 1.15x. Reflects the 2026 Sydney installed-cost spread.
  • Layout change. +15%. Moves plumbing and electrical, adds 1-2 weeks of trade work and material.
  • Butler's pantry. Flat +$10,000. Adds 2-3 metres of cabinetry, second sink option, and a small structural change.
  • Heritage or Federation complications. +15%. Asbestos testing, structural work, older services and custom joinery detailing can all lift the budget, so the calculator uses a midpoint allowance.
  • Sydney premium. +10%. Industry-confirmed labour pricing pressure ahead of the metro labour and access costs. Sydney remains one of Australia's highest-cost kitchen renovation markets, especially when access, strata logistics or premium finishes are involved.

What's NOT in the calculation. Council or approval costs if structural changes need them, strata-specific consultant fees, asbestos removal if testing comes back positive, and unusual access conditions in dense metro buildings. The matched builder itemises these in the fixed-price quote.
